Our house went on the market Friday morning. We had a showing yesterday afternoon and another this afternoon (Sunday). Our realtor called a little while ago and said it looks like we'll be getting an official offer in the morning!!! The people that looked at it this afternoon want in and will pay full price. They do want us to pay a couple incidentals, but it's really not that much! So we'll see what tomorrow brings. Man, if this goes through, WOW!!! We never expected it to sell in two days. We're keeping our fingers crossed... :)

We met with our realtor just before lunch and wrote up our counter offer. There was one fee that our realtor said we should absolutely not pay. We also had to go to the office of our new house to see when exactly they'd be done so we knew when we could close. So our counter says they can go ahead and close on the 28th of April with the condition they rent it back to us for whatever their prorated mortgage will be and they will take posession NLT May 12th. We should be able to close on the new house on May 2nd. That'd give us 10 days to move. They have until noon tomorrow to let us know. We're still going to market the house (which means we'll still be showing it) just in case something goes wrong. That's where we stand. We're thrilled. Our realtor did say there are a million little things that can go wrong, but these people really want the house. So now I've got a call in to our lender so we can get all that finalized. So much to do, not as much time as we thought! That's a good thing, though! :) I'll keep you all updated. :)

Don't you usually have 30 days after closing to move out? I wouldn't think that they closed on April 28th and they took possession on May 12th, you shouldn't have to pay them anything. If anything, your being nice letting them have it early!! Maybe things work different in differnt parts of the country??

Really? Wow, that would scare me. Things can go wrong even at the closing table. I would hate to have moved out and then have the closing go south!!

If we close on April 28th, the house is theirs at the time of closing. We don't want to move out until May 12th so that's why we're renting back. Most people (here anyway) move out by closing so the house immediatly transfers to the new owners. I gotta say, this is all incredably exciting, but also VERY stressful! We've been running around and on the phone almost all day. It's a good thing we both ended up with the day off (dh didn't go to work because of the weather and I had the day off for appointments--afternoon one was canceled because of weather). Thankfully our realtor's office is only a mine away! We even walked through our new house this morning (after walking through a 3 foot snow drift across what will be our new street!). We have drywall everywhere!!! The house is really coming along. I think dh is updating his site. Dh's space We'll see how it all goes! :)

I didn't realize until we moved into a different state that close and possesion could be different. In texas you have immediate possesion at close. So you are moved out and they do a final walk through right before close. In ohio, possesion doesn't occur till 30 days after close. So you sign all the paper work and "own it" but they still live there. I don't like it that way at all.

Congrats Cat, sounds like a good deal. Chances are they will go with the changes. They may pick just to bump closing back though.

My question is what happens if at the last hour, it doesn't close?? Dh is a mortgage consultant and has few a couple of loans that went south at the closing table for many different reason. That would really stink to be all moved out and then have rent and your house payment and try to sell an empty house!!

They accepted our counter!!! Like I said, we're going to keep the house on the market for a "backup contract" in case something does happen with this one. My realtor said the wife even asked for my name and number so she can call me about becoming state licensed for child care (they saw my bulletin board and it's quite obvious what I do!). He said, "I hope you don't mind that I gave it to her." I told him not at all. I never mind helping someone get started. It can be an intimdating process. They're a military couple that moved here from New Mexico with three kids. They're going to love this area. :) So we're moving forward. We just have to make it through the next couple months and then I can breath again! :)

Vicki, if that happens then, unfortuantly it happens. But that is why there is earnest money involved. People can also be sued for breech of contract.

Wonderful news, Cat.

I have never heard of having 30 days to move out after closing. In all the states we have lived in, Texas, Calf., Illinois. The person selling has to be out by the closing date, you do a final walk through and then close. The house is yours immediately. I don't know how I would feel about someone being able to still live in the house for 30 days after it is officially mine.

Thanx, everyone. :) We do have another showing this afternoon. I'll be SO glad when we're finished with this. I'll have to pack up five kids (two daycare, my two plus a friend that's spending a few days with the boys) and both dogs from 2:30-3:30 this sfternoon. The sister of the little guy that's staying with us is supposed to come over for a little bit this afternoon, too to play with the daycare girls I have today. Maybe we'll all go to their house! Their mom probably wouldn't mind. I'm hoping it will stay warm enough to go to the park. It's about 40, but the sun's shining so it's pretty warm. Oh, the joys...
